Sunset Bay Survey - page 2 with FSF

Sunset Bay Condominiums is a newly established association and once the units are sold a board will be formed. *Association dues could be modified as the association board is nominated and formal budget voted upon. Governing documents and Real Estate Condition Report e-mailed upon request for Buyer's review. **Cabin #1 is year-round and the association does not pay for Cabin #1 electric use (as the unit is on a separate line) dock removal, nor winter snow plowing. Cabin #1 does pay towards shared electric for use of the fish house.  The monthly fees include; electric for Cabins 2-7, Lawn care, Dock fees, Septic Pump Out, Sanitation, Internet and Shared Amenities. *Each unit has a propane tank and owner is responsible for their usage and cost. IE. gas water heater, gas range and heat source. 

The real estate taxes have not been established by the county at this point.

Pets are allowed with limitations, and short-term rentals are not allowed but monthly rentals are allowed.

There are two (2) septic systems onsite: Septic#1 is shared between units 1 & 2 - a new 2,500 gallon tank to be installed the first week of June. Septic#2 is shared with units 3 – 7 and holding tanks were pumped, evaluated, updated and deemed to be in working order. 

There are three (3) Wells onsite: Cabin #1 and #2 have their own wells. Cabin #2 has a new well pump. Well#3 services Cabins 3-7 and fish house.
